I spent the majority of my real estate career in Manhattan representing the purchasers and not the sellers. My job was to get the best deal possible for my clients and negotiate with the sellers’ agents. The responsibility of the listing agent is to get the most money the marketplace will bear for their sellers.
The market is challenging and sales are not readily happening. Local newspapers are consistently writing about doom and gloom. It seems as though there is an endless supply of inventory. However these should not be reasons why listing agents who show their properties immediately announce that the owners are negotiable and throw out prices that are not the listing price.
Real estate is not just a number. It is a lifestyle for a purchaser. A better approach may be to enlighten the buyer’s agent or client to the wonderful attributes of the property although the price may appear to be a bit aggressive.
